REAL ESTATE SALES IN WHISTLER AND PEMBERTON UP! UP! UP!

WHISTLER, BC, CANADA
Sales in Whistler have seen a sizable increase for the first half of 2007.  Since our peak in 2002 we experienced lower sales volume and very little appreciation in value.  As construction costs have increase some 50% since 2002, properties are selling for less then replacement value.  Whistler is currently considered a buy in the real estate community and this is reflected in the increased sales volume.  Inventory levels have dropped by about 20% and we expect this trend to continue as sales are outpacing listings at this time.  It is inevitable if this trend continues that the reduced inventory and increased sales volume will lead to higher prices.  We may be in the last stretch for the current prices we are experiencing in Whistler and will probably see price increases within the next six to twelve months.  We are already experiencing increased sale prices in certain properties and price ranges. 

CHALETS
Chalet unit sales volume is up 76% and dollar volume up 103% for the first half of 2007.



CONDOMINIUMS AND TOWN HOMES
Condo and Town home unit sales volume is up 68% and dollar volume is up 116%.



VACANT LAND (BUILDING LOTS)
Vacant Land unit sales are up 240% and dollar volume up 532%




PEMBERTON, BC, CANADA
After what could only be describe as a disastrous 2006 in Pemberton, the market this year has seen a complete turn around.  Just like Whistler, buyers recognize that Pemberton is very good value, especially when compared to Squamish.  Since 2003, Pemberton has seen reduction in sale prices, while Squamish increased in value.  Three or four years ago, the opposite was true where you could buy the same or more home in Squamish for less money.  In Pemberton there is also the new recreation centre under construction and this should help real estate sales as indoor recreation in Pemberton is an issue, especially for families with younger children.  As of this writing there are currently 47 chalets for sale and only 29 town homes and condominiums.  Not much of a selection to choose from.

Chalet unit sales volume up 185% while dollar volume increased 153%.




CONDOMINIUMS AND TOWN HOMES
Condominium and town home unit sales up 171% and dollar volume up 169%
